Staged to Sell: Marketing Tips to Help Entice Home-Buyers

It’s hard to drive down a block these days and not see at least one for sale sign. With more than four million homes for sale, it’s definitely a competitive real estate market. That’s why it’s important to make sure your home is staged to sell. Here are some marketing tips to help entice home-buyers.

Walk in the Buyers’ Shoes - How will potential buyers pull up to your home? What will they see first? Look at this entrance from their eyes. That may mean mowing the grass, picking up after your dog, and laying fresh mulch. Imagine the buyer waiting as the real estate agent unlocks your door for a showing. What will they have time to see? Plant colorful flowers or sweep the porch so they are drawn to positive features.

Take a Thorough Look - Stand in each room of your home. Look for little things that need to be repaired such as peeling paint, a crack in the plaster, or a gap in the molding. Make a to-do list and complete these small projects before buyers show up.

Clear the Clutter - Remove magazines, mail and junk from countertops, tables and shelves. Take the photos off the front of the refrigerator. Clean out closets and organize items into storage containers. Tap into your inner-Martha Stewart and make your home magazine-worthy.

Clean Like You’ve Never Cleaned Before - Now is the time to take spring cleaning to a whole new level. Scrub the windows, vacuum under furniture, and dust inside cabinets. As my relatives in Ireland might say, clean like the queen is coming.

Remove Pets - Not only should your pets find another place to hang out during showings, but you’ll want to remove evidence of them as well. Vacuum up all pet hair and light candles to remove any odors.

Use Professional Photography - Flip through a super market tabloid and you’ll see unflattering photos of beautiful people. That’s because even lovely things can look ugly when the photography is bad. When choosing photos for your MLS listing, newspaper ad, or website make sure they look professional. You may even want to hire a photographer because many real estate agents will tell you—photographs can sell a home. Make sure the lighting is good, the clutter is cleared and the photo shows your home’s best angles.

Offer Incentives - It’s important that sellers don’t appear desperate—even if you are. This will only let potential buyers feel like they can get a great deal on your home. But that doesn’t mean you can’t offer incentives like a home warranty or increased agent commissions.

Utilize Social Networks and Free Websites - Get the word out through your social networks on Twitter and Facebook. Use Facebook Marketplace to get your home seen by your social circle. Put your home on Craigslist, Zillow, and You never know where your buyer may be looking.
